Why Home Maintenance is Important?

So your roof is getting old and starting to show signs that it is in desperate need of replacement and you come up with the idea to call and file a homeowner's insurance claim to replace your roof, and are stunned to learn that your claim is denied.  Why would that claim be denied?  I mean you pay your premiums every year on time, they owe you a new roof, right?  Wrong.  

This is a common misconception that your insurance policy is also a maintenance policy or warranty.  Make no mistake, your homeowner's insurance protects you against things like fire, wind, water damage, hurricane, vandalism, theft, etc.  Unfortunately, wear and tear is NOT a covered peril.  It is your duty as an insured to properly maintain your home.  In fact, the insurance company has the right to cancel your insurance policy if you neglect the maintenance of your property. 

There are several benefits of home maintenance that go beyond just protecting yourself from damage due to neglect.  A good home maintenance plan will increase the value of your home, improve energy efficiency, not to mention improve your curb appeal, which is something every homeowner should take pride in protecting.  Spring is a great time of year to go through your home maintenance check list to ensure you are ready for the summer rain.
